Site information

The land at 226 Remuera Road totals approximately 1820 square meters (19,600 square feet), equivalent to three full-sized single house sites of 600 square meters. The H3 Single House zoning allows for three homes as-of-right, which would be addressed as 222, 224 and 226 Remuera Road.

The site’s zoning also permits certain commercial uses, including the operation of boutique hotel accommodation for up to 10 guests and staff per site.

The slopes of Ohinerau Mt Hobson are classified as an Overland Flood Plain on council maps but water does not accumulate on the site. All the drainage is entirely new and the property was unaffected by the Auckland floods in January 2023.

Remuera Road is a designated Land Transport Route but traffic mostly turns East from Market Road. The progressive introduction of electric buses is eliminating the main source of noise emissions on Remuera Road.

None of the trees are “Notable Trees” in the council records and there is no heritage restriction pertaining to the site other than the beneficial Special Character Overlay, which applies to most well-established streets in Remuera.

All required construction consents were obtained and a final Certificate of Code Compliance has been issued by Auckland Council.

View protections

The home’s views are safeguarded by zoning rules, a covenant on property to the North, and several planning controls, notably the Height Sensitive Area (HSA) overlay on the Northern slopes of the Ohinerau Mt Hobson volcanic cone.

The purpose of the HSA is to protect public views and the iconic natural shape of the Tūpuna Maunga (ancestral mountains), which hold a paramount place in the historical, spiritual, ancestral and cultural identity of Māori tribes of Auckland.

Planning controls to protect the visual integrity of Auckland’s volcanic cones have existed since 1972 and are now under the purview of the Tūpuna Maunga o Tāmaki Makaurau Authority.

No amendments to the HSA are proposed in Plan Change 78.

Investment attributes

Prime ridgetop properties between Newmarket and Remuera have always been some of Auckland’s most coveted and valuable real estate. The original home sites in this area are rarely available for purchase. Securing a top-quality property on Remuera Road is a unique opportunity. Remarkably, Barochan has only changed ownership once in the last three decades, testament to its enduring appeal.

The price records for homes and apartments in Remuera are all on Remuera Road. Recent transactions exceeding NZ$ 9,000 per square meter (US$ 5,350) for redevelopment opportunities have underscored its allure as a long-term investment.

Considering Auckland’s burgeoning population, escalating construction costs, the rising preference for walkable neighborhoods, ongoing transition to electric vehicles, and the coming changes to encourage residential intensification in New Zealand, 226 Remuera Road’s prime location, grand scale and close proximity to first class amenities cannot be overstated.

It stands as a quintessential blue-chip investment opportunity poised to deliver value to future owners for generations to come.
